Who wouldn’t want a home wrapped in water, light and quiet?

It’s for sale in Jackson Hole on a 21.18-acre riverfront estate just listed with Live Water Properties for $39.5 million. 

RR Lodge, located at 55 Ely Springs Road, is one of the most coveted locations in Jackson, Live Water Properties’ associate broker Latham Jenkins told Cowboy State Daily. Part of that is the cinematic view which can’t help but bring to mind the 1992 Robert Redford movie, “A River Runs Through It.” 

Water, Jenkins added, is what makes this property so special. It includes a quarter mile of private Snake River Frontage on its western edge, with Grand Teton just over the horizon. The Ely Springs Creek also runs through the property.

“For an angler, it’s hard to imagine a better setup,” Jenkins said. “You have a private stretch of the Snake River on one side, and a spring-fed creek that winds through the property on the other.”

That means an angler can just step out the door for a little spring-creek fishing. Or, if preferred, walk just a few minutes more to cast and wade in the Snake River.

“It’s the rare place where you can spend a morning catching cutthroat trout without ever getting in the truck,” Jenkins said. “The owner is a big fisherman, and he restored all of the live water running through the property to become an excellent trout fishery.”

Landlocked Viewshed

The property is surrounded by 300-plus acres of landlocked BLM land, which helps ensure excellent wildlife habitat and scenic integrity.

The home feels as though it’s somehow been plopped down in the middle of a vast wilderness, with no human for miles and miles. 

“It has phenomenal privacy,” Jenkins said. “You don’t see another house from the lodge or decks, just water, forest and the Tetons in the distance.”

Yet the location is actually only about five minutes from downtown Jackson, Jenkins added.

All six of the bedrooms in the 5,906-square-foot main house frame fantastic views of the Tetons. Each bedroom has a private bathroom, giving guests at the RR Lodge a lot of privacy.

The home, built in 1997, is reminiscent of a Western lodge, with huge, hand-hewn logs serving as support beams, Montana moss rock fireplaces, birchbark cabinetry, reclaimed wood floors, and custom ironwork. These rustic elements are set off with fun pops of brightly colored, Western-patterned textiles, which lend a cozy feel to the place. 

The home is being offered fully furnished and move-in ready.

“The floor plan is wonderfully functional,” Jenkins said. “Three bedrooms in each wing with the living spaces centered between them. It’s a homemade for hosting family and friends, where everyone has privacy, but still comes together around the fireplace and the views.”

The main lodge includes a large great room for gatherings, but the home also includes private nooks for reading and reflection, too, making it an everyday retreat. 

There’s also an 841-square-foot guest house, a 773-square-foot studio with 3/4 bath, a 1,728-square-foot barn with workshop space as well as room for storage, and a greenhouse.

A Garden Sanctuary

The outside spaces haven’t been neglected. They come with special touches of their own. 

One area that’s particularly special is the garden sanctuary, which is surrounded by a woven willow fence. That keeps wildlife at bay, protecting tender perennials that deer, moose, and elk would otherwise love to eat.

“The owner had that willow fence woven as part of a school project,” Jenkins said. “And it contains a beautiful garden in there. (It) just creates a very intimate, handcrafted retreat full of drifts of perennials, wildflowers, poppies, thyme, roses and more.”

The two-bedroom guest home, meanwhile, has a creek running right off its back porch. 

“Any guest to Jackson Hole would love to have running water right off their back porch,” he said. “And depending on how lucky they are, they would see elk, moose or deer grazing through the yard.”

The site includes a moose sanctuary as well as a teepee cookout site and an open meadow where elk are fond of gathering to eat.

In the evenings, there’s even a bull moose who loves to come take a dip in the 15-acre spring-fed pond that wraps around the home, Jenkins added.

Residents of the home will have access to a private river dike for walking, running or cross-country skiing.

“One of the simple pleasures here is walking the river dike at sunrise or after dinner,” Jenkins said. “You hear the water, watch the wildlife move through the willows, take in the views up the valley. It’s grounding in a way that’s hard to put into words.”
