Even In Jackson Hole, Listing For $18M “Petite Aman” Estate Is Turning Heads

A high-dollar property hitting the market is par for the course in Teton County, Wyoming, so it takes something unique and special to turn heads in the wealthiest county in America.

Among Jackson Hole luxurious listings, the “Petit Aman” is in a class all its own.

Perched high atop East Gros Ventre Butte overlooking a pristine valley, this Zillow scroll stopper is a one-of-a-kind real estate offering. The Petit Aman is a five-bedroom, six bath, 11,882-square-foot home is designed to mimic one of the most iconic luxury lodges in all the world.

Aman Means Something

Jetsetters know the Aman brand means posh and pampered resorts, the kind where no one parks their own Lexus and the continental breakfast never includes Froot Loops.

Thirty-five resorts in all and the only one in Wyoming is the Amangani, an uber-ritzy mountaintop retreat named for the brand (“Aman” is Sanskrit for “peaceful”) and “gani” is the Shoshone word for “home.”

When it opened in the late 1990s, Amangani was considered a bit over-the-top by most locals. But Jackson Hole quickly embraced its diamond-studded drip by the turn of the century.

Would a private residence fashioned to look like the Amangani bring extra value and interest? Real estate agent Rebekkah Kelley thinks so. She has the property listed with Keller Williams for a cool $18,000,000.

“I think the Aman Resorts as a whole is globally recognized as an incredibly luxurious experience,” Kelley said. “Not something we as locals understand, but those that know, know the brand.”

The one-off Petit Aman, sitting on Lot 1, looks in every way like its big sister. The 1.4-acre plot is of one of only a handful made available in the vicinity.

“There’s not been any sales of Amangani homes. Each home is so different up there,” Kelley said.

The rarity of an offering like Petit Aman makes it difficult to price.

Always better to shoot high, Kelley said.

Top-To-Bottom Luxury

Robin Leach might have said this: “That view. This luxury. And the added bonus of a property fashioned after a world-famous resort getaway.

“Start writing zeroes after the dollar sign and the first digit, and all this could be yours in Jackson Hole.”

It would all be true.

The champagne wishes and caviar dreams Leach featured on “Lifestyles of the Rich and Famous” from 1984-95 seems most at home in the Teton County real estate market.

Value adds for the property include the exclusivity, uniqueness and availability of the amenities offered by the Amangani just down the road.

“It’s a fairly big plus to have access to the lodge,” said Stephen Price, general manager at Spring Creek Ranch, the other resort on East Gros Ventre Butte just west of Jackson.

Kelley agrees.

“The biggest thing that sets it apart is the affiliation with Amangani Hotel,” she said. “The rights to use the hotel and its services, its amenities, is a major attractant.”

Kelley added that most of the nibbles she has had so far are second homeowners looking for a place to have large family gatherings. Also, some corporate retreat uses and a variety of buyers “who are not intending to be here year-round.”

Zoned for short-term rentals, Kelley said the Petit Aman could be rented out for $15,000 a night in peak season.

Sketchy Past

The property is not without some drawbacks. For one, it’s haunted by a sketchy ownership past.

The house at 1605 N. Amangani Drive has gone through several owners, a bankruptcy, and over a dozen liens and lawsuits.

The original lot owner sold before ever building.

The property was originally platted in 1997. A construction loan for $15.3 million was secured in 1999 by ASC Spring Creek LLC/Somerset Wyoming Properties Limited Partnership (Michael Hammer). By 2000, Patricia Lorek and Rick Robinson owned the property with little to show for it.

Remko van Lent, a Dutchman, came onto the scene in 2002 and began building his version of a dream home — the Petit Aman.

By 2004, construction had stalled and van Lent was reportedly looking for a way out from under more than $1 million in unpaid invoices to subcontractors.

Mired in bankruptcy court, along came Charles and Shelly Haden of Houston, Texas. While they did manage to finally finish construction — six years after it began — their ownership was short-lived and plagued with similar fiscal challenges during a housing bubble bust and economic downturn.

Bankruptcy law firm Hoover-Slovacek stepped in to save the property from foreclosure, allowing Belgian financier Baudouin Croonenberghs to snap up the property for a steal in 2011, a reported $6.5 million sale approved by a bankruptcy court judge.

The home was eventually listed for $11.5 million in 2015, and was on and off the market for years before selling to its current owner in January 2020 for an undisclosed amount.

According to county records, the owner of Petit Aman is Bear Jackson Properties LLC, managed by Read Taylor. The entity took out a 30-year mortgage for over $5 million to make the purchase.

OK Views, High Taxes

For all its upside, Petit Aman lacks the billion-dollar views other homes on the same area enjoy.

Its southwest orientation atop the butte misses the Grand Teton money shot, but the dual decks overlooking the south do soak in plenty of Spring Gulch meadows and the undisturbed generational cattle ranches below.

The deck to the north has views of the slopes of Jackson Hole Mountain Resort.

The home also includes a grand foyer, five king-size bedrooms, a library and media room, a two-sided wood-burning fireplace, plus an outdoor pool.

In keeping with the strict building standards of the Amangani HOA, Petit Aman has the same silhouette as the Amangani. It is also crafted of the same materials — red cedarwood and iterative stone and multiple floor-to-ceiling windows throughout the home.

Another concern is the property tax for 1605 N. Amangani Drive. The high assessed value means homeowners might as well drive a new 2025 Porsche Macan Turbo to the Teton County Courthouse and toss the clerk the keys. Every year.

Recorded property tax for the 1.41 acres in 2024 was $66,789.73.

Where To Start?

Settling on a listing price that both conveys the sense of exclusivity Petit Aman offers but also does not scare off international investment bankers is tricky.

Keller Williams settled on $18 million, even if the property was last listed at $11.5 million a decade ago.

“Any time we are listing a property it can be difficult to even find a price. Finding a comparable property, something similar, is virtually impossible,” Kelley said. “Pinpointing a high-end home for Jackson Hole is not an exact science. Some numbers you use in resort zones, which have added value, and you try to extrapolate out.”

Way out.

In another 10 years, an $18 million home on Amangani will likely seem a sweetheart deal.
